TV & Streaming

The living room TV has Netflix, Hulu, and Apple TV+ already signed in. Use the remote on the coffee table. Please don't log in to your own accounts or change any passwords — we'll reset everything between guests.

Remote tip: Press the Home button (house icon) if the TV ever gets stuck on a black screen.

Kitchen appliances include a drip coffee maker (pods in the top cabinet), a Nespresso machine, toaster, air fryer, and full set of cookware. The spice rack is stocked — help yourself. Please run the dishwasher before you leave if you've used dishes.

Hot water takes about 45 seconds to reach the master bath shower. We know — we're sorry. It's a long pipe run and we haven't found a good fix yet.

House Rules

A Few Things
to Keep in Mind

We've kept the rules short. Most of this is common sense and consideration for the neighbours, but we'd rather be transparent upfront than have any awkward conversations later.

1

No smoking indoors

Smoking, vaping, and any open flame other than cooking are not permitted inside the property. The patio is fine for smoking — please use the ashtray on the railing and dispose of butts in the bin.

2

Pets welcome with notice

We love animals. If you're travelling with a pet, just let us know in advance. Please keep them off the furniture and clean up after them in the yard. An extra cleaning fee may apply.

3

Quiet hours after 10 PM

The neighbours on both sides have young children. We ask that noise — music, TV, conversations — stay at a considerate level after 10 PM on weeknights and 11 PM on weekends.

4

Registered guests only

The reservation is for the guests listed in your booking. Please don't host visitors overnight without letting us know first — we need to know who's in the property for safety and insurance reasons.

5

Lock up when you leave

Both the front and back doors lock automatically when you pull them shut. Please double-check before heading out. The key lockbox code is 4829 — enter it to retrieve the spare key if needed.

6

No large gatherings or events

This is a residential property. Small dinner parties (up to 8 people total) are fine. Larger gatherings, parties, or any event that generates noise complaints are not permitted and may result in immediate termination of the stay.

Local Area

Our Favourites

These are the places we actually go ourselves — not a generic tourist list. Everything on here has been personally tried and enjoyed. Distances are walking unless noted.

Coffee & Breakfast

The Daily Press

7 min walk · Outstanding flat whites and avocado toast. Get there before 9 AM on weekends or expect a queue.

Magnolia Café

12 min walk · Open 24 hours. The breakfast tacos are legendary. Cash only.

Epoch Coffee

5 min walk · Best spot to work. Reliable WiFi, plenty of outlets, and they never rush you.

Dinner & Drinks

Uchiko

8 min drive · The best sushi in the city. Book at least 3 days ahead, especially on weekends.

El Naranjo

10 min walk · Authentic Oaxacan food. The tlayudas are unlike anything else in town.

Half Step

15 min walk · Riverside cocktail bar with great views and no pretension. Opens at 5 PM.

Groceries & Essentials

H-E-B

5 min drive · The Texas grocery institution. Enormous selection, great prices, and a deli that's better than most restaurants.

Wheatsville Food Co-op

7 min walk · Organic and local produce. The hot bar is excellent for a quick meal if you're too tired to cook.

Parks & Outdoors

Barton Springs Pool

12 min drive · Natural spring-fed swimming pool. $5 entry. Cold, refreshing, absolutely worth it in summer.

Greenbelt Trail

10 min drive · Miles of hiking along Barton Creek. Dog-friendly. Free parking at the 360 Bridge entrance.

Zilker Park

15 min walk · 350 acres on the lake. Great for picnics, frisbee, or just watching the dogs chase each other.

Before You Go

Check-Out
Instructions

Check-out is at 11:00 AM. If you need a late check-out, please message us the evening before — we'll do our best to accommodate based on our cleaning schedule. We don't charge for late check-outs when we can manage it.

There's no need to do a deep clean — that's what the cleaning fee is for. But we do ask for a few things before you leave:

Dishes: Run the dishwasher if you've used dishes, or wash by hand and leave in the drying rack.

Rubbish: Bag up any trash and leave it in the bin under the kitchen sink, or outside in the green bin if it's full.

Towels: Leave used towels in a pile on the bathroom floor — do not put them back on the rail, as that tells us they're still clean.

Keys: Return the key to the lockbox (code: 4829) and make sure the door pulls shut behind you.

Thermostat: Set to 72°F before you leave — saves energy while the cleaners are getting the place ready.

Windows and doors: Make sure all ground-floor windows are closed and latched, and the back gate is locked.

Anything broken? Let us know before you leave — we appreciate honesty and won't take it personally. Accidents happen.

We'd Love a Review

If you enjoyed your stay, a review on the platform where you booked means the world to us. It takes two minutes and makes a real difference for small hosts like us. We'll leave you an honest review too, of course.

Emergency Information

We're Here

if You Need Us

Whether it's a question about the coffee machine or something that needs immediate attention — reach out. We'd rather hear from you than have you struggle through something alone.
